College of the Sequoias in Visalia, California consists of three campuses. Each has a different personality and purpose. The Visalia campus, built in the 1930s, is the oldest of three three campuses. Over 80 years, facilities teams have come and gone, renovations have taken place, equipment has evolved, and building documentation has accumulated. When Ben Treppa took over as Deputy Director of Macomb County’s Facilities Department, one of the events that started him on a path toward digital transformation was a fire in one of their buildings. Macomb County is Michigan’s third most populated county, with a population of more than 865,000 residents and growing. Macomb County was formally organized on January 15, 1818, as the third county in the Michigan territory. Major growth occurred between 1950 and 1970, when over 440,000 people were added to Macomb County's population. Many county facility expansions and renovations have taken place over the years. Today, Treppa and his team are responsible for maintaining about 24 buildings, encompassing around two million square feet, including courthouses, an adult jail, a juvenile jail, a medical examiner, county health department. His department also handles all the internal county projects, including building construction and renovation.
About 72% of U.S. buildings are 20+ years old, and renovations bring documentation challenges. Closeout packages—often a mix of paper and digital—can take months to arrive, leaving facility teams without critical info. JT Stacy, the TW Director of Facility Management at Seminole Tribe of Florida, was operating from a facilities zero-knowledge base when he began working for The Seminole Tribe nearly a decade ago because he and his team had no floor plans and no way of knowing how, where, and when to maintain thousands of pieces of equipment. He literally was operating blind when it came to properly managing facilities.
Still growing at more than 2 million square feet, 60+ year old St. Francis Hospital, has been renovated many times over the years. In the process, the accumulation of facility data has grown, too. Immediate access to facility data helps teams understand what is going on so they can troubleshoot a situation. In one case, the hospital facility team helped transform a normally cold cath lab into a warm, safe environment for a baby because the data to transform the space was quickly available.
